205 Gray Acquisition, LLC (owned by Fritz Van der Grift and Nick Prouty) is suing its neighbors to erase the building line that has been on this plat since 1940. The house on its lot was built in 2025, and its own complaint calls that house nonconforming with the line. We see this as an attack on neighborhood preservation, and we are raising $3 million to fight it.

“The residence located on Plaintiff’s property was built in 2025 in compliance with all applicable code requirements for the City of West Palm Beach but is nonconforming with the Building Line.”
That is the plaintiff’s own description of its house. Its answer is to ask a court to remove the line.
The complaint asks for a judgment “cancelling the Building Line identified in the Plat and declaring the Building Line inapplicable to 205 Gray Street and/or as to all properties on the Plat.”
This suit reaches past one lot. The relief it requests could remove the line for the whole street.
“[I]t is presumed that the twelve (12) owners of the real properties which constitute Lots 3, 4, 5, and 7 of Block A and Lots 1, 2, 3, 5, 7, 10, 11, and 12 of Block B do not have an objection to cancelling the Building Line.”
A presumption is not a signature. Gray Street owners can speak for themselves.
You should know the other side before you pledge. The complaint says the plat never defines “Building Line,” that at least 10 of the 24 lots have structures that violate it, that the City applies its zoning code and has not imposed the line, and that circumstances have changed in the more than 85 years since the plat was recorded.
Those questions belong to the court, and nothing has been decided. We intend to make sure the court hears from the people who live here.
